Residential Glass in Dallas

One Pane or a Whole Facade — Measured to Your Home

Dallas has some of the most varied residential glass in North Texas, and the right answer changes street by street. The Tudors and prairie homes of Lakewood and Munger Place often have original steel or wood-framed single glazing, sometimes with divided lites that need matching. Preston Hollow and North Dallas homes from the 1960s through 80s typically carry first-generation insulated units now well past the age where seals start failing. Newer construction and the East Dallas infill builds generally have low-E insulated glass with a longer service life. We measure in your home rather than assuming from the build year.

The most common Dallas call we get is fogging — that milky haze between the panes that will not clean off from either side. It means the insulated unit's perimeter seal has failed and moisture has entered the sealed airspace. It is not a cleaning problem and no spray fixes it. The glass unit needs replacing, but the window frame and sash almost always stay, which makes this a far smaller job than most homeowners expect when they first call.

Where code requires safety glazing we install it without exception. In a home that means glass in and beside doors, in bathrooms near tubs and showers, at the bottom of stairways, and any large pane close to the floor. These are code-designated hazardous locations, and replacement glass must be tempered or laminated and permanently marked. It matters most at resale, when an inspector looks for the manufacturer's mark in the corner of the glass.

Glass Types

Residential Glass Options for Dallas Homes

What we install, and where each one actually makes sense in a Dallas house.

Glass TypeWhere It Belongs in a Dallas Home
Clear annealed float glassStandard interior windows and non-hazardous locations. Least expensive, and correct wherever safety glazing is not code-required.
Tempered safety glassCode-required in and beside doors, bathrooms near tubs and showers, at stair bottoms and large panes near the floor. Breaks into blunt granules.
Laminated glassPost-breakage retention and sound reduction — valuable on homes near Central Expressway, I-30 and under the Love Field approach path.
Insulated unit (dual pane)The standard replacement for any fogged or failed unit, with a sealed argon-filled airspace between two lites.
Low-E coated insulated glassWest- and south-facing elevations taking direct Texas afternoon sun. Cuts solar heat gain substantially while keeping the view clear.
Obscure & patterned glassBathroom windows, front-door sidelites and any opening wanting daylight without a sightline. Several patterns and opacity levels available.
Divided-lite & matched historic glassLakewood, Munger Place and Swiss Avenue homes where replacement has to match the existing pattern rather than simply fill the opening.
Custom-cut tabletop glassCut to your template in 1/4″ or 3/8″ thickness with polished, beveled or seamed edges, tempered where the application calls for it.
How It Works

How Residential Replacement Works

Four steps from your first call to glass in the opening.

Call & Describe It

Tell us what you are seeing — fogged, cracked, shattered. That usually tells us whether this is a same-day secure job or a scheduled measure.

Free In-Home Measure

We measure the actual opening and identify the existing glass type and thickness. Residential openings settle, so drawing dimensions are rarely the real dimensions.

Written Quote & Fabrication

An itemized quote, then your glass is cut or the insulated unit built to order. Tempered and insulated units are made to size, not pulled from stock.

Installation & Cleanup

Glass set and sealed, old glass and packaging hauled away, work area vacuumed. We do not leave glass fragments in a home.

What DFW Property Owners Say

Verified reviews from commercial and residential clients across the Metroplex.

★★★★★

Called late night after my front door to my business was broken. They were out to me within 90 minutes to board the door. Had my door as good as new within a week with replacement glass. Good people that do good business. Highly recommend!

★★★★★

I am a contractor, and I work with this glass shop on a regular basis because I have a lot of clients who want to install custom shower doors. They are the ones that I use for these orders, and they are always on point. I really like the way they do business.

Common Questions

Dallas Residential Glass Questions

What Dallas homeowners ask most before booking a replacement.

My window is foggy between the panes. Can it be cleaned?

No. That haze is inside the sealed airspace between the two panes, so cleaning from either side cannot reach it. It means the insulated unit's perimeter seal has failed and moisture has entered. The unit must be replaced — but the part most homeowners are relieved to hear is that the window frame and sash almost always stay. We replace the glass unit only, which costs far less than a full window replacement and requires no exterior work or repainting.

Do I need to replace the whole window or just the glass?

In the large majority of Dallas homes, just the glass. Frame replacement is only necessary when the frame is rotted, corroded, badly warped or structurally compromised — or when you are deliberately upgrading the whole window. If your frames are sound and the problem is fogging, cracking or breakage, glass-only replacement is the right repair. We tell you which situation you are in at the measure.

Can you match the glass in an older Lakewood or Swiss Avenue home?

Usually, and it is worth asking specifically. Older Dallas homes often have divided lites, textured or slightly wavy glass, or unusual pane sizes that a standard replacement will not visually match. We can source patterned and obscure glass, cut to non-standard sizes, and work within existing wood or steel sash rather than replacing it. Bring us a photo when you call and we can usually tell you what is achievable before we visit.

Does my replacement glass have to be tempered?

It depends where the window is. Code designates certain spots hazardous locations requiring safety glazing: glass in or within 24 inches of a door, glass in bathrooms near tubs and showers, glass at stair bottoms, and large panes close to the floor. There, replacement must be tempered or laminated and permanently marked. Elsewhere standard annealed glass is fine and costs less. We identify which applies at the measure — it matters at resale when inspectors look for the mark.

How long does replacement take in Dallas?

The installation itself is usually well under an hour per opening. The waiting is fabrication, because tempered and insulated units are made to your exact measurements rather than pulled off a shelf. Standard clear glass in a common size is often a few business days. Tempered, low-E insulated and oversized units typically run one to two weeks. If the opening is broken we secure it the same day.

Is low-E glass worth the upgrade in Dallas?

On west- and south-facing windows, usually yes. North Texas has a long, punishing cooling season, and a low-E coating blocks a large share of solar heat gain while keeping the view clear — it does not noticeably darken or tint the glass. Since you are already paying for labor and the unit, the incremental cost is modest and typically pays back through reduced cooling. On shaded north-facing windows the benefit is much smaller.

Do you handle hail and storm damage insurance claims?

Yes, and North Texas gives us plenty of practice. We photograph the damage, provide an itemized scope and quote in the format carriers expect, and can coordinate directly with your adjuster. Emergency board-up is normally covered as loss mitigation. Get it secured promptly — delaying can raise questions about secondary damage that complicate the claim.

What does residential glass replacement cost in Dallas?

It varies with size, glass type and access. A small annealed pane in a ground-floor window sits at the low end. A large low-E insulated unit in a second-storey opening is considerably more, because both glass and labor scale up. Because every opening differs, we measure first and give you an itemized written quote covering glass, labor and disposal — the in-home consultation and estimate are free.
