Storefront Glazing in Dallas

Built for Dallas Retail, Restaurant and High-Rise Frontage

Dallas presents a wider range of storefront conditions than anywhere else we work. One-and two-storey retail along Greenville Avenue and Lower Greenville, restaurant frontages in Deep Ellum and Bishop Arts, curtain wall and ground-floor lobbies downtown and in Uptown, and big-box and strip retail out along LBJ and I-35. Each carries different framing, different access constraints and different glass specifications, and we field-measure every opening rather than working from the original architectural drawings — buildings settle, and an opening that has moved a quarter inch will not accept a unit cut to the drawing.

We work in aluminum storefront framing — typically 1-3/4″ x 4-1/2″ center-set or offset-glazed — glazed with 1/4″ tempered monolithic or 1″ insulated units depending on whether the wall encloses conditioned space. On Dallas frontages facing west and south, which take sustained direct sun across a long cooling season, we generally specify a low-E coating on surface two to reduce solar heat gain without darkening the storefront or shifting merchandise color.

Storefront glass sits within reach of the walking surface, which makes it a code-designated hazardous location under the International Building Code. Safety glazing is not optional there — every lite we install is tempered or laminated and permanently marked, and we leave the manufacturer's identification visible in the corner so any future inspector can verify compliance without pulling the unit.

SpecificationTypical Application in Dallas
1/4″ tempered monolithicUnconditioned vestibules, interior partitions and single-glazed frontages on older buildings in Deep Ellum, Bishop Arts and along Greenville Avenue.
1″ insulated unit (IGU)Standard for conditioned retail and office space — two lites with a 1/2″ argon-filled airspace and warm-edge spacer.
Low-E coating, surface 2West- and south-facing frontages taking sustained direct sun; reduces solar heat gain while keeping visible light transmission high.
Laminated safety glassGround-floor frontages with break-in history, storm-exposed elevations, and any opening requiring post-breakage retention.
Tinted glass (grey, bronze, blue-green)Glare control for restaurant frontages and office lobbies where low-E alone will not meet the owner's comfort target.
1-3/4″ x 4-1/2″ aluminum framingThe standard center-set storefront system for low-rise Dallas retail; clear and dark bronze anodized or custom Kynar finish.
Thermally broken framingWhere the energy model requires it — a polyamide break interrupts conduction through the aluminum and prevents interior condensation.
Fire-rated glazing (TGP)Rated corridors, stair enclosures and occupancy separations where the assembly must carry a listed hourly rating.

What DFW Property Owners Say

Verified reviews from commercial and residential clients across the Metroplex.

★★★★★

Called late night after my front door to my business was broken. They were out to me within 90 minutes to board the door. Had my door as good as new within a week with replacement glass. Good people that do good business. Highly recommend!

★★★★★

I am a contractor, and I work with this glass shop on a regular basis because I have a lot of clients who want to install custom shower doors. They are the ones that I use for these orders, and they are always on point. I really like the way they do business.

Common Questions

Dallas Storefront Glass Questions

Straight answers to what Dallas business owners and property managers ask most.

How quickly can you replace broken storefront glass in Dallas?

We can typically have a board-up crew on site the same day, often within a few hours of your call, to secure the opening. Permanent glass depends on the unit: a standard 1/4″ tempered lite in a common size can often be installed within a few business days, while custom-sized insulated units and specialty glass are fabricated to order and generally take one to two weeks. We give you a firm lead time in writing when we quote rather than an optimistic guess.

Does storefront glass have to be tempered?

In nearly every case, yes. Storefront glazing sits in what the International Building Code designates a hazardous location — glass within 24 inches of a door or within 18 inches of the walking surface must be safety glazing, meaning tempered or laminated and permanently marked. Replacing a broken storefront lite with ordinary annealed glass is a code violation and a liability exposure, and we will not do it.

Can you replace just the glass, or does the frame have to come out?

In most cases we replace glass only. Aluminum storefront framing is designed to be re-glazed — the stops come off, the damaged lite comes out, the new unit goes in and gets re-sealed. Frame replacement is only necessary when the aluminum is bent from impact, corroded through, or the building has settled enough that the opening is no longer square. We tell you which situation you are in at the field measure.

Do you work downtown and in high-rise buildings?

Yes. Downtown and Uptown Dallas work brings constraints low-rise retail does not — building management approvals, freight elevator scheduling, after-hours access windows, and often swing stage or lift equipment. Our technicians are OSHA certified and we are set up for this work. It does mean more lead time for coordination, so tell us the building early and we will handle the property management side.

Do you work with insurance carriers on break-in claims?

Regularly. We document damage with photographs, provide an itemized scope and quote in the format carriers expect, and can coordinate directly with your adjuster. For multi-tenant properties we can route documentation through your property manager. Board-up is typically covered as mitigation, and prompt action usually strengthens rather than complicates the claim.

Will you have to close my business during installation?

Rarely. Most Dallas storefront work is scheduled before opening, after close or on a weekend specifically so you do not lose a day of trade. For larger frontage replacements we sequence the work opening by opening, securing each before moving to the next, so the building is never left open overnight.

Is low-E glass worth it for a Dallas storefront?

For conditioned retail or office space with a west- or south-facing frontage, generally yes. North Texas runs a long cooling season, and a low-E coating on surface two of an insulated unit blocks a large share of solar heat gain while keeping visible light transmission high — so the storefront still reads clear and merchandise colors stay true. For unconditioned vestibules it is usually not worth specifying.

Are you licensed and insured to work in Dallas County?

Yes. Blade Glazing LLC is bonded, licensed and insured with full commercial general liability coverage, BBB accredited, and our technicians are OSHA certified. We can provide a certificate of insurance naming your entity or property management company as additional insured before work begins — most commercial landlords require it and we can turn it around quickly.
