Storefront Glazing in Garland

Independent Retail, Strip Centers and Garland's Industrial Base

Garland's commercial glass is different from Plano's or Las Colinas', and the difference is who owns it. This is a city of independent businesses — the retail around the Downtown Square, the strip centers along Broadway, Garland Road, Northwest Highway and Jupiter, the restaurants and shops that are somebody's actual livelihood rather than a branch of a national chain. When that frontage breaks, the owner pays for it personally and a closed day costs them directly. We quote accordingly, and we schedule around trading hours rather than our convenience.

The building stock skews older too. A lot of Garland strip retail dates from the 1960s through 80s, which means aluminum framing that has been re-glazed several times, openings that have moved with the slab, and original single-glazed frontage with no thermal performance at all. We field-measure every opening rather than working from drawings, because on a building of that age the drawing and the opening stopped matching decades ago.

Garland also has a substantial industrial and warehouse base, which brings its own glazing needs — office frontage on shop buildings, interior partitions between warehouse and administrative space, and entrance systems that take genuinely heavy use. Storefront glass sits within reach of the walking surface, making it a code-designated hazardous location, so every lite we install is tempered or laminated and permanently marked.

What Our Garland Storefront Installations Cover

New construction, tenant finish-out, insurance replacement and emergency repair — handled by the same crew from measure to final cleanup.

Glass Walls & Partitions

Full-height glass walls and interior partitions that open a space up and let natural light through to the back of the unit.

What DFW Property Owners Say

Verified reviews from commercial and residential clients across the Metroplex.

★★★★★

Called late night after my front door to my business was broken. They were out to me within 90 minutes to board the door. Had my door as good as new within a week with replacement glass. Good people that do good business. Highly recommend!

I am a contractor, and I work with this glass shop on a regular basis because I have a lot of clients who want to install custom shower doors. They are the ones that I use for these orders, and they are always on point. I really like the way they do business.

Common Questions

Garland Storefront Glass Questions

Straight answers to what Garland business owners ask most.

How quickly can you replace broken storefront glass in Garland?

We can typically have a board-up crew on site the same day, often within a few hours, to secure the opening. Permanent glass depends on the unit: a standard 1/4″ tempered lite in a common size can often be installed within a few business days, while custom insulated units and laminated glass are fabricated to order and generally take one to two weeks. For an independent business we know the difference between those timelines matters, so we give you a firm date in writing.

Is it worth upgrading my old single-glazed storefront?

Often, and the moment a lite breaks is when it is cheapest to decide. A lot of Garland strip retail still has original single glazing with essentially no thermal performance, so a west-facing unit runs its air conditioning hard all summer. Moving that opening to an insulated low-E unit while the glass is out anyway costs incrementally more than a plain replacement and cuts cooling load meaningfully. On a shaded elevation or a unit you are only leasing short term, plain replacement is the sensible call and we will say so.

Does storefront glass have to be tempered?

In nearly every case, yes. Storefront glazing sits in what the International Building Code designates a hazardous location — glass within 24 inches of a door or within 18 inches of the walking surface must be safety glazing, meaning tempered or laminated and permanently marked. Replacing a broken storefront lite with ordinary annealed glass is a code violation and a liability exposure, and we will not do it.

My storefront has been broken into more than once. What are my options?

Laminated or impact-resistant glazing is the honest answer, and it changes the economics of a break-in attempt. It has a tough interlayer bonded between two lites, so it cracks but holds together in the frame instead of falling out. A smash-and-grab takes far longer, makes far more noise and often fails outright. It costs more than standard tempered, but if you have already replaced the same lite twice it usually pays for itself — and it keeps the unit closed after a hailstorm too.

Can you replace just the glass, or does the frame have to come out?

In most cases we replace glass only. Aluminum storefront framing is designed to be re-glazed — the stops come off, the damaged lite comes out, the new unit goes in and gets re-sealed. Frame replacement is only necessary when the aluminum is bent from impact, corroded through, or the building has settled enough that the opening is no longer square. That last one is worth checking on older Garland buildings.

Will you have to close my business during installation?

Rarely, and we take this seriously because for an independent business a lost day is real money out of your pocket. Most Garland storefront work is scheduled before opening, after close or on a weekend. For larger frontage replacements we sequence the work opening by opening, securing each before moving to the next, so the building is never left open overnight.

Do you do industrial and warehouse office frontage?

Yes, and it needs different specification from retail. Warehouse and shop-building office entrances take constant heavy use — doors operated hundreds of times a day, often by people carrying things. A standard retail door and closer will fail inside a year in that setting. We fit heavy-duty entrance systems and hardware rated for the traffic, plus interior partitions between warehouse and administrative space.

Are you licensed and insured?

Yes. Blade Glazing LLC is licensed, bonded and insured with full commercial general liability coverage, BBB accredited, and our technicians are OSHA certified. We can provide a certificate of insurance naming your entity or property management company as additional insured before work begins — most commercial landlords require it and we can turn it around quickly.
