Why Commercial Board-Up Is More Urgent Than It Looks

A broken storefront is not simply an inconvenience until the glass arrives. Several separate exposures start the moment it happens, and they compound through the night.

  • Security. An open frontage is an invitation, and a second incident after the first is common enough that insurers ask about it.
  • Public liability. Glass on a sidewalk or in an entrance is a hazard to passers-by, and the duty of care sits with the occupier.
  • Weather. A DFW thunderstorm through an open frontage turns a glass claim into a water damage and stock claim overnight.
  • Insurance obligations. Most commercial policies require reasonable steps to mitigate further loss, and failing to secure can affect the settlement.
  • Lease terms. Many commercial leases place responsibility for securing the premises squarely on the tenant, with a defined timeframe.

Ask for the board-up to be invoiced separately from the permanent glazing. Emergency mitigation is usually treated differently by insurers from the permanent repair, and separating them makes the claim cleaner. We do this as standard.

Why the Permanent Glass Takes Longer

Commercial storefront glass is rarely a stock item. Most frontage lites are tempered or laminated, frequently insulated, sometimes coated or tinted to match the rest of the elevation, and cut to the specific dimensions of that opening. None of it can be cut after tempering.

There is also a measuring subtlety on older buildings. An opening that was square when the building went up may be out by a quarter inch now, particularly across the older retail stock in downtown Grand Prairie, McKinney and east Fort Worth. Ordering to the original dimension produces glass that will not go in, and a second lead time. We field-measure the opening as it is today.

Where matching matters — a single lite in a run of identical frontage — we identify the existing tint, coating and thickness so the replacement does not read differently from its neighbors. A mismatched pane on a storefront is visible to every customer who walks past, every day.

Can you board up without me being there?

Frequently yes, since most storefront board-ups are exterior work. That matters at 3am, and it matters for property managers covering multiple sites across the Metroplex. We will need authorisation to proceed and access details if any part is internal. Tell us the situation when you call and we will confirm what we can do without attendance.

Can I still trade with a boarded frontage?

Usually, and many businesses do. The board secures the opening while leaving the entrance functional, so you can open the next morning rather than losing days of trade. Where the damage is to the entrance door itself we prioritise restoring a working, securable entrance. It is not a good look, but trading through beats closing, and the board is temporary.

Who is responsible — me or my landlord?

It depends on the lease, and the answer differs more than people expect. Many commercial leases place responsibility for glazing and for securing the premises on the tenant, while the landlord's policy covers the building structure. Some are the reverse. The practical advice is to secure it first and resolve responsibility afterwards — delay creates further loss that neither party wants. We invoice whoever instructs us.

Do you handle multiple locations?
