Residential Glass in Garland

Garland Is Full of Post-War Housing — and Original Glass

Garland grew fast after the Second World War, and it shows in the glass. Enormous stretches of the city — the neighborhoods around the Downtown Square, along Broadway and Garland Road, through Duck Creek and Buckingham — are 1950s and 60s ranch houses, and a great many still carry their original single-pane windows in thin aluminum frames. Those frames conduct heat straight through, the glass has no solar control whatsoever, and by now the glazing putty and seals are decades past their service life.

That single-pane stock changes what the right answer is. In a newer house the common call is a failed insulated unit, and the fix is swapping one sealed unit for another. In much of Garland the question is different: whether to keep re-glazing single panes as they break, or to move that opening to an insulated unit and get the thermal benefit while the glass is out anyway. It is genuinely worth doing the math per window rather than committing to either approach across the whole house, and we will walk you through it rather than defaulting to the bigger sale.

Newer Garland — Firewheel, the areas out toward Lake Ray Hubbard and the President George Bush Turnpike corridor — has the more familiar problem: insulated units from the 1980s through 2000s now reaching the end of their seal life, arriving in waves as whole streets hit the same age. And everywhere in Garland, hail is a recurring fact of life. We do a lot of storm work here, and we document it properly for carriers.

★★★★★

Called late night after my front door to my business was broken. They were out to me within 90 minutes to board the door. Had my door as good as new within a week with replacement glass. Good people that do good business. Highly recommend!

I am a contractor, and I work with this glass shop on a regular basis because I have a lot of clients who want to install custom shower doors. They are the ones that I use for these orders, and they are always on point. I really like the way they do business.

Common Questions

Garland Residential Glass Questions

What Garland homeowners ask most before booking a replacement.

My house still has the original single-pane windows. Should I keep repairing them?

It depends on the window and on how long you plan to stay, and it is worth deciding per opening rather than all at once. Re-glazing a broken single pane is the cheapest possible repair, and if the frame is sound there is nothing wrong with doing it. But the moment a pane breaks is also the cheapest moment you will ever have to move that opening to an insulated unit — the labor and access are already being paid for. On a west-facing window in a Garland summer, that upgrade usually pays for itself. On a shaded north window, often not. We will tell you which you are looking at.

Can you put insulated glass into old aluminum window frames?

Sometimes, and this is worth checking before anyone quotes you a full window replacement. Thin post-war aluminum frames were built for a single pane, so many will not accept the thickness of an insulated unit without modification — but some will, and there are shallow-profile units made for exactly this situation. We measure the glazing pocket and tell you honestly whether it is possible. Where it is not, re-glazing single-pane and adding solar screens often gets you most of the comfort benefit for far less than new windows.

My window is foggy between the panes. Can it be cleaned?

No. That haze sits inside the sealed airspace between the two panes, so cleaning from either side cannot reach it. The perimeter seal has failed and moisture has entered. The unit must be replaced — but the window frame and sash almost always stay. We replace the glass unit only, which costs far less than a full window replacement and requires no exterior work or repainting.

We get hail every year. Is there glass that stands up to it better?

Nothing is hail-proof, but laminated and impact-resistant glazing changes the failure mode meaningfully. Instead of the pane shattering and leaving your house open to the rest of the storm, laminated glass cracks but holds together in the frame because of the interlayer bonded between the lites. On a badly exposed elevation that is worth considering, particularly if you have been through more than one claim. We can price it alongside standard glass so you can compare.

Does my replacement glass have to be tempered?

It depends where the window is. Code designates certain spots hazardous locations requiring safety glazing: glass in or within 24 inches of a door, glass in bathrooms near tubs and showers, glass at stair bottoms, and large panes close to the floor. There, replacement must be tempered or laminated and permanently marked. Elsewhere standard annealed glass is fine and costs less. We identify which applies at the quote — it matters at resale, when inspectors look for the mark.

Do you handle hail and storm damage insurance claims?

Yes, and Garland gives us plenty of practice. We photograph the damage, provide an itemized scope and quote in the format carriers expect, and can coordinate directly with your adjuster. Emergency board-up is normally covered as loss mitigation. Get it secured promptly, because delaying can raise questions about secondary damage that complicate the claim.

How long does replacement take in Garland?

The installation itself is usually well under an hour per opening. The waiting is fabrication. Standard clear glass in a common size — which covers a lot of single-pane re-glazing — is often just a few business days. Tempered, low-E insulated and oversized units are made to your exact measurements and typically run one to two weeks. If the opening is broken we secure it the same day.

What does residential glass replacement cost in Garland?

It varies with size, glass type and access, and the range in Garland is wider than most places because of the housing mix. Re-glazing a single pane in an existing frame is at the very low end. A low-E insulated unit is moderate. A large or upstairs unit is more, because glass and labor both scale up. We come to you, assess it, and give you the estimate on site — free, with no guesswork, and our work is guaranteed.
