A Century of Housing in One City
McKinney covers a wider span of building age than almost anywhere else in Collin County, and it changes the work completely depending on which side of town you are on. The historic district around the courthouse square, Chestnut Square and the streets running off Louisiana and Kentucky holds late nineteenth and early twentieth century homes — wood sash, single glazing, divided lights, and in places original glass with the faint waviness that only comes from age. West of US-75, through Stonebridge Ranch, Craig Ranch and the newer developments, the housing is largely post-1995 with insulated low-E units.
Those two ends of the city want opposite things from a glazier. A historic home usually wants the window preserved: re-glazing individual lights in the existing sash, keeping the divided-light pattern, and where the original glass survives elsewhere in the house, matching its character rather than dropping in a perfectly flat modern pane that stands out from its neighbors. Ripping out a period window and fitting a modern insulated unit is usually the wrong answer, and in a designated historic district it may not be permitted at all.
The newer side of McKinney is the more familiar job — insulated units reaching the end of their seal life, arriving in waves because whole streets were built within a year or two of each other. Add the tall two-storey entry and stair glazing common in this stock, which needs lift equipment and a trained crew, and North Texas hail, which McKinney gets a full share of. We handle both ends of the city, and we tell you which approach your house actually calls for.

Residential Glass Options for McKinney Homes
What we install, and where each one belongs across the city's housing range.
| Glass Type | Where It Belongs in a McKinney Home |
|---|---|
| Clear annealed float glass | Re-glazing individual lights in historic wood sash windows, and interior openings where no safety requirement applies. |
| Restoration & seedy glass | Period homes around the historic district where a perfectly flat modern pane would read wrong beside surviving original glass. |
| Tempered safety glass | Code-required in and beside doors, bathrooms near tubs and showers, at stair bottoms and large panes near the floor. Breaks into blunt granules. |
| Low-E coated insulated unit | The standard replacement west of US-75. Matching the original coating matters, or the new pane reads differently from its neighbors. |
| Oversized & tall insulated units | Two-storey entry, stair landing and great-room glazing. Longer fabrication lead times and lift equipment on installation day. |
| Laminated glass | Post-breakage retention, UV control for period interiors, and sound reduction near US-75 and SH-121. |
| Impact-resistant glazing | Hail-exposed elevations where you would rather the pane cracked and held than shattered and left the house open mid-storm. |
| Obscure & patterned glass | Bathroom windows, front-door sidelites and any opening wanting daylight without a sightline. |

What DFW Property Owners Say
Verified reviews from commercial and residential clients across the Metroplex.
★★★★★Called late night after my front door to my business was broken. They were out to me within 90 minutes to board the door. Had my door as good as new within a week with replacement glass. Good people that do good business. Highly recommend!

★★★★★I am a contractor, and I work with this glass shop on a regular basis because I have a lot of clients who want to install custom shower doors. They are the ones that I use for these orders, and they are always on point. I really like the way they do business.

McKinney Residential Glass Questions
What McKinney homeowners ask most before booking a replacement.
I have an older home near the square. Can you re-glaze the original windows?
Yes, and in most cases that is the right approach rather than replacement. Historic wood sash windows are built to be re-glazed — individual lights come out, the glazing rebate is cleaned back, new glass is bedded and pointed, and the divided-light pattern is preserved. Done properly the window keeps its character and outlasts most modern replacements. It is more careful work than dropping in a new unit, but it is what these houses actually need.
Will new glass look wrong next to my original windows?
It can, and it is worth raising before anyone cuts anything. Genuinely old glass has subtle waviness and slight distortion that modern float glass does not, so a perfectly flat new pane sitting beside original lights can read noticeably different in certain light. Restoration and seedy glass is made specifically to address this, reproducing the character of period glazing. On a prominent front elevation it is usually worth the difference; on a rear window, often not.
Does my home's historic designation affect what I can install?
It can, and it is worth establishing before ordering. Designated historic districts typically have requirements governing what is permissible on visible elevations, and swapping a period wood sash for a modern insulated unit may not be approved. Getting this wrong creates problems at permitting and again at resale. We check the requirements as part of the estimate and work within them rather than around them.
My window is foggy between the panes. Can it be cleaned?
No. That haze sits inside the sealed airspace between the two panes, so cleaning from either side cannot reach it. The perimeter seal has failed and moisture has entered. The unit must be replaced — but the window frame and sash almost always stay. We replace the glass unit only, which costs far less than a full window replacement and requires no exterior work or repainting.
One window fogged. Should I expect others to follow?
West of US-75, quite possibly. Whole neighborhoods in the newer parts of McKinney were built within a year or two of each other using the same units from the same supplier, so seals tend to reach the end of their life at roughly the same time. If one has gone, it is worth walking the house — particularly west and south elevations, which take the most thermal cycling and usually fail first. Doing several at once is cheaper than several separate call-outs.
Can you replace a two-storey entry window?
Yes. Tall entry, stair landing and great-room glazing is common in newer McKinney housing, and those units are heavy and awkward enough to need lift equipment and a trained crew rather than a ladder. Our technicians are OSHA certified for the work. Mention the height when you call, because it determines the equipment and therefore the quote, and oversized units also take longer to fabricate.
We get hail here. Is there glass that stands up to it better?
Nothing is hail-proof, but laminated and impact-resistant glazing changes the failure mode meaningfully. Instead of the pane shattering and leaving your house open to the rest of the storm, laminated glass cracks but holds together in the frame because of the interlayer bonded between the lites. On a badly exposed elevation, or if you have been through more than one claim, it is worth pricing alongside standard glass. Laminated also cuts UV, which helps protect period interiors.
How long does replacement take in McKinney?
The installation itself is usually well under an hour per opening. The waiting is fabrication. Clear glass for sash re-glazing is often just a few business days. Low-E insulated units are made to your exact measurements and typically run one to two weeks. Restoration glass and oversized two-storey units can take longer, since fewer suppliers make them. If the opening is broken we secure it the same day.
