Storefront Glazing in Frisco

New Buildings, High Standards and Landlords Who Notice

Frisco commercial glazing has a particular character, and it comes from how recently almost all of it was built. The retail around Stonebriar, the mixed-use at Frisco Square and The Star, the corporate space along the Tollway and Warren Parkway — this is new stock, built to a current specification, in developments with design guidelines that actually get enforced. Replacement glazing that does not match the original spec gets noticed here in a way it would not on an older strip center.

That has practical consequences for tenants. If you are finishing out a unit in a Frisco development, the landlord almost certainly has requirements covering framing finish, glass tint and entrance hardware, and those need checking before anything is ordered. We work with these criteria routinely and will ask about them at the first visit rather than discovering a conflict after fabrication — which is the expensive way to find out.

The performance side matters too. New Frisco buildings were glazed to hit targets in an energy model, usually with low-E coatings and often thermally broken framing. A plain insulated replacement looks identical on installation day, costs less, and permanently raises the cooling load on that elevation. We identify what was originally specified before quoting. And because storefront glass sits within reach of the walking surface — a code-designated hazardous location — every lite we install is tempered or laminated and permanently marked.

A quick reference for tenants, architects and general contractors specifying storefront work in Frisco.

SpecificationTypical Application in Frisco
1″ insulated unit (IGU)The standard for conditioned retail, restaurant and office space — two lites with an argon-filled airspace and warm-edge spacer.
Low-E coating, surface 2Effectively the default in new Frisco buildings, which were glazed to hit a performance target. Matching it keeps the elevation consistent.
Tinted glass (grey, bronze, blue-green)Glare control on west-facing restaurant and retail frontage, and where a development's design guidelines specify a particular tint.
Frosted & acid-etched glassPrivacy for medical, professional and salon frontage, and for interior partitions where you want light without a sightline.
Laminated safety glassSecurity-conscious tenants, storm-exposed elevations and any opening requiring post-breakage retention.
Frameless entrance systemsContemporary retail and hospitality entrances — heavy tempered glass on patch fittings with concealed floor closers.
1-3/4″ x 4-1/2″ aluminum framingThe standard center-set storefront system; clear, dark bronze or black anodized, or custom Kynar to match a development's palette.
Thermally broken framingCommon on newer Frisco corporate and mixed-use builds — a polyamide break prevents conduction and interior condensation.

What DFW Property Owners Say

Verified reviews from commercial and residential clients across the Metroplex.

★★★★★

Called late night after my front door to my business was broken. They were out to me within 90 minutes to board the door. Had my door as good as new within a week with replacement glass. Good people that do good business. Highly recommend!

★★★★★

I am a contractor, and I work with this glass shop on a regular basis because I have a lot of clients who want to install custom shower doors. They are the ones that I use for these orders, and they are always on point. I really like the way they do business.

Common Questions

Frisco Storefront Glass Questions

Straight answers to what Frisco business owners and tenants ask most.

Do I need landlord approval before replacing my storefront glass?

In most Frisco developments, yes — and it is worth confirming before anything is fabricated. Newer mixed-use and retail developments here typically have design criteria covering framing finish, glass tint and entrance hardware, and they are enforced more consistently than on older properties. We ask about this at the first site visit. Discovering a conflict after the glass is made is the expensive way to find out, and it is entirely avoidable.

How quickly can you replace broken storefront glass in Frisco?

We can typically have a board-up crew on site the same day, often within a few hours, to secure the opening. Permanent glass depends on the unit: a standard tempered lite in a common size can often be installed within a few business days, while custom insulated units, tinted glass and laminated glass are fabricated to order and generally take one to two weeks. We give you a firm lead time in writing.

What's the difference between a frameless and an aluminum-framed entrance?

Appearance, cost and maintenance. Frameless doors use heavy tempered glass on patch fittings with a concealed floor closer, giving a seamless contemporary look with almost no visible metal — which is why so much new Frisco retail and hospitality space uses them. Aluminum-framed doors have a visible stile and rail, cost less, are simpler to service, and accept customizable glass inserts. Both are durable; it is genuinely a design decision.

Does storefront glass have to be tempered?

In nearly every case, yes. Storefront glazing sits in what the International Building Code designates a hazardous location — glass within 24 inches of a door or within 18 inches of the walking surface must be safety glazing, meaning tempered or laminated and permanently marked. Replacing a broken storefront lite with ordinary annealed glass is a code violation and a liability exposure, and we will not do it.

Does the replacement glass need to match the original specification?

In Frisco, usually yes, on two counts. Most buildings here were glazed with low-E coatings to hit a performance target in the energy model, so a plain insulated replacement quietly raises cooling load on that elevation. And visually, coatings and tints differ subtly between manufacturers, so a mismatched lite reads differently from the ones either side of it on a new building where everything else is uniform. We identify what was there before quoting.

Can you replace just the glass, or does the frame have to come out?

In most cases we replace glass only. Aluminum storefront framing is designed to be re-glazed — the stops come off, the damaged lite comes out, the new unit goes in and gets re-sealed. Frame replacement is only necessary when the aluminum is bent from impact or corroded through. On Frisco's newer buildings, framing is almost always reusable, which keeps both the cost and the timeline down.

Will you have to close my business during installation?

Rarely. Most Frisco storefront work is scheduled before opening, after close or on a weekend specifically so you do not lose a day of trade. For larger frontage replacements we sequence the work opening by opening, securing each before moving to the next, so the building is never left open overnight.

Are you licensed and insured to work in Frisco?

Yes. Blade Glazing LLC is licensed, bonded and insured with full commercial general liability coverage, BBB accredited, and our technicians are OSHA certified. We can provide a certificate of insurance naming your entity or property management company as additional insured before work begins — nearly every Frisco development requires it, and we can turn it around quickly.
